Mixed-use development is widely recognized as the smart-growth solution to urban and suburban “sprawl,” reducing reliance on the automobile and creating vibrant round-the-clock communities. Buchanan is currently planning its largest and most ambitious mixed-use project to date: Arcola Center, a 400-acre $600 million development strategically located at the intersection of Route 50 and Route 606 in southern Loudoun County, Virginia. Based on well-established “smart growth” principles and incorporating the recommendations of a local citizen task force, Arcola Center will be a vibrant, 24-7 community that combines residential, commercial, retail, entertainment, and cultural uses. Arcola Center is planned for up to 2.1 million square feet of office and commercial space, up to 1.1 million square feet of retail space, and approximately 80 acres of high-density housing to include much-needed workforce housing.
