Dulles Trade Center Expansion Continues
Two deals, one for commercial condos and one for land, closed late last month at Dulles Trade Center in Sterling, VA.
At Dulles Trade Center I Building D2, medical supply company Bay State
Medical Inc. purchased two adjacent flex condos for its expansion into
Northern Virginia. The company paid $1.2 million, or $99 per square
foot, for 12,195 square feet of flex space at 23475 Rock Haven Way.
At Dulles Trade Center West, Merit Men LLC purchased 5.6 acres
(about three acres of which is useable) on Arcola Road for future
development. The price was $1.58 million, or $523,808 per useable acre.
Buchanan Partners was the seller in both deals.
Dulles Trade Center I comprises nearly 1 million square feet of
existing flex space in 10 buildings, while Dulles Center West consists
of 29 lots for development on nearly 90 acres. The rapidly developing
area in Loudoun County surrounding Dulles Airport has received steady
attention by buyers despite the economic downturn, fueled in part by a
planned Metrorail expansion and Virginia's nationally ranked business
climate.
